Legacy Broker Andy Dinkin – “Unique Tenant Drive” Business Model

Andrew Dinkin

Andrew Dinkin CRE Broker / Investor / Landlord.

Legacy’s CRE broker, Andy Dinkin is helping tenants capitalize on Charlotte’s booming population growth and new development in a unique way. Dinkin has been assisting tenants seeking space in the Charlotte office and retail market for many years. At his encouragement, renters expand their search to include “for sale” properties to find what fits their personal business needs. After identifying a good fit, Dinkin taps into his list of potential investors to find partners interested in teaming with him to purchase the asset and lease it to the already identified tenant.  It becomes a win-win scenario for his tenant clients, his investors and himself. “There’s a scarcity of product I would feel comfortable buying,” he said. “There are more tenants wanting to do things, and more investors. That’s why my tenant representation deals are getting harder and harder to do every passing day.” says Dinkin. he and his investors selectively buy into high-activity corridors that will see good appreciation over time.

“The long-term strategy for Dinkin may be to wade into multi-tenant deals or even development if the type of inventory his clients are looking for isn’t available — a valid concern as the real estate market tightens, especially close to center city.”   –  Staff Writer, Charlotte Business Journal

SouthPark attracts upscale restaurant concept

SouthPark will be the new location for Executive Chef, Bill Greene’s latest venture.  Green, and his wife, Anita have long wanted to bring their vision to Charlotte after opening their farm to table concept “Artisanal” in Banner Elk, NC in 2006. Known for its contemporary American menu, Artisanal is a western North Carolina favorite.

The couple has spent more than 4 years planning the right timing and searching for the perfect location for their Queen City debut. That space is a 7,800-square-foot space in Piedmont Town Center in SouthPark formally occupied by AZN Azian Cuizine.  They were drawn to the space by its soaring ceilings and large kitchen. Green speaks with much excitement of the still-to-be-named venture ”Expect the design to take Artisanal’s current feel and put it in an urban setting. Plans are to incorporate wood, stone and fabrics to give the space a warm feel.” Greene says.

“Fans of Artisanal should expect the same focus on food and service, but a different overall experience in the Queen City. The menu will be progressive American with small plates and shared snacks featured. Seafood will be highlighted, as will local products and produce.” Jennifer Thomas Charlotte Business Journal.

Dave Tschirhart and Adam Williams, with Legacy Real Estate Advisors, represented Artisanal. Sara Hogan with Lincoln Harris represented Piedmont Town Center.
